Mark Prior Building Services

Before you get the building work done!

Check if you need permission or approval

It might be necessary for you to engage the services of a surveyor or architect to assist with your building regulations approval or planning permission process. If you find the costs a bit daunting, I recommend visiting your local Citizen's Advice. They can guide you on how to apply for assistance through the Chartered Surveyor's Voluntary Service. Remember, there's always help available, and it's okay to ask.

How to find good builders or contractors

Finding a trustworthy contractor who delivers quality work is crucial for your project. A great way to find such professionals is through personal recommendations or references. If you're unable to garner personal recommendations from those in your network, don't hesitate to ask potential contractors for references. I suggest requesting:

  • At least 2 to 3 recent examples of work they've done that closely resembles your project.

  • The contact information for the clients they completed these projects for. It's a good idea to reach out directly - written references can sometimes be misleading.

Remember, it's all about building a foundation of trust and ensuring your project is in capable hands.

Get quotes before you decide who to use

As you embark on your construction journey, it's beneficial to gather written quotations from a minimum of three different contractors. Comparing these estimates isn't just about choosing the most cost-effective option, it's about making an informed decision and ensuring you're receiving fair value for your investment. I'm here to help guide you through this process and make sure your construction needs are met at a reasonable price.

Check there’s insurance in place

Ensuring safety and peace of mind throughout the construction process is vital. So, it's worthwhile to inquire if your potential contractors carry insurance. This coverage should safeguard both parties in the unlikely event of an injury or property damage (this could include your home or even your neighbour's property). If they lack this protection, you may want to consider securing your own coverage. Remember, it's not about expecting the worst, but about being prepared for any eventualities. Your peace of mind matters to me.

Get a written contract

Upon receiving a contract from a contractor, it's essential to verify if all the aspects you've mutually agreed upon are covered. If they aren't, you have every right to craft your own contract. Remember, this document is crucial as it serves as the guidepost for your project, and it's essential that you feel it accurately reflects the plan you've discussed. I'm here to ensure you're comfortable and confident in every step of the process.

Be prepared to deal with problems

Before any work begins, it's prudent to obtain the full contact details of your chosen contractor. Having a clear line of communication will make addressing any arising issues a lot smoother.

Should something occur that doesn't align with your expectations, I encourage you to:

  • Promptly communicate your concern to the builder or contractor, asking for a solution.

  • Reach a mutual understanding on the proposed rectification plan and request that they document this agreement in writing.

Remember, it's your project, and your satisfaction is paramount to me. Open communication is key, and I'm here to ensure you're comfortable every step of the way.
